During the inspection, the assessor will need to gather as much information as possible about the property to accurately produce an EPC. The information that is gathered by the assessor has to be evidenced for auditing purposes, and this is usually done by photographs during inspection. If however the assessor is unable to gain evidence of any work that could affect the energy performance of the building, then documentary evidence would be required for the assessor to include the information into the assessment.
To the right is a list of information that may help your assessor. If possible, please have the information ready for your assessor to view during inspection. Please note that some of the information to the right may not apply to your property.
· Cavity wall insulation certificate
· Loft insulation certificate
· Solid wall insulation evidence (photos, certificates, installer information etc)
· Floor insulation evidence (photos, certificates, installer information etc)
· Planning/building control approvals for extensions and loft conversions.
· Boiler make and model details if not visible on the boiler itself.
· Double glazing paperwork to show installation date.
· MCS certificate for solar PV system
· Floor plans that maybe used by the assessor
An energy performance certificate is a short, non-invasive report carried out by an assessor who visits your property. Non-invasive means that the assessor does not have to move, remove or damage any of your property in any way. There is no drilling of walls required, we don’t have to take up carpet – in fact, once we’ve left you shouldn’t be able to tell we’ve been there at all.
The survey takes anywhere from half an hour to an hour on site, depending on the size of the property. The assessor will need access into every room in the property and they will also open the loft hatch to view the level of loft insulation. Once we’ve collected all the information on site we bring that back to the office and you usually receive your certificate within 24 hours.
An EPC is required if you are:
· Selling your property
· Letting your property
· Applying for Feed-In-Tariff
· Applying for Green Deal Finance
You may choose to (but are not required to) have an EPC if you:
· Are thinking about getting PV or another renewable energy source
· Want to know what you can do to reduce your heating bills
