What is an Energy Performance Certificate?

An Energy Performance Certificate (EPC) shows you how energy efficient your home is. It shows you what improvements you can make to your property and what effect those improvements would likely have on your household bills. An EPC is required by law to be carried out on every property that is sold or rented in the UK. Top EPC Tips

During the inspection, the assessor will need to gather as much information as possible about the property to accurately produce an EPC. The information that is gathered by the assessor has to be evidenced for auditing purposes, and this is usually done by photographs during inspection. If however the assessor is unable to gain evidence of any work that could affect the energy performance of the building, then documentary evidence would be required for the assessor to include the information into the assessment.

To the right is a list of information that may help your assessor. If possible, please have the information ready for your assessor to view during inspection. Please note that some of the information to the right may not apply to your property.

EPC Key Points

An EPC is required whenever a building is sold, constructed or rented out.

The EPC shows the energy efficiency rating (relating to running costs) of a dwelling. The rating is shown on an A G rating scale similar to those used for refrigerators and other electrical appliances. The EPC includes recommendations on how to improve the dwelling’s energy efficiency. There is no statutory requirement to carry out any of the recommended energy efficiency measures stated. The EPC also includes information showing which of these measures would be eligible for finance under the Green Deal scheme, if they were to be carried out.

When a new home is constructed, it is the responsibility of the builder to provide an EPC when the building is physically completed. 

Landlords and sellers must provide an EPC free of charge to interested parties at the earliest opportunity and must provide a copy of the EPC to the person who takes up the tenancy or the successful buyer.

Estate agents and other third parties must ensure that an EPC has been commissioned before they can market a property for sale or rent. In addition, all advertisements in the commercial media must clearly show the property’s EPC rating, where this is available. 

EPCs are valid for 10 years and can be reused as many times as required within that period. It is not necessary to commission a new EPC each time there is a change of tenant, or the property is sold. Where more than one EPC is produced for a building, the most recent EPC is the valid one.

In the social or private rental sector, an EPC is not required for any property that was occupied prior to 1 October 2008 and which continues to be occupied by the same tenant. However, landlords may commission EPCs for these dwellings if they wish.

Temporary buildings that will be used for less than 2 years

Stand-alone buildings with total useful floor space of less than 50 square metres

Industrial sites, workshops and non-residential agricultural buildings that don’t use a
lot of energy

Some buildings that are due to be demolished

Holiday accommodation that’s rented out for less than 4 months a year or is let under a licence to occupy

Listed buildings - you should get advice from your local authority conservation officer if the work would alter the building’s character

Household Energy Performance Certificate

An energy performance certificate is a short, non-invasive report carried out by an assessor who visits your property. Non-invasive means that the assessor does not have to move, remove or damage any of your property in any way. There is no drilling of walls required, we don’t have to take up carpet – in fact, once we’ve left you shouldn’t be able to tell we’ve been there at all.
The survey takes anywhere from half an hour to an hour on site, depending on the size of the property. The assessor will need access into every room in the property and they will also open the loft hatch to view the level of loft insulation. Once we’ve collected all the information on site we bring that back to the office and you usually receive your certificate within 24 hours.

An EPC is required if you are:
·  Selling your property
·  Letting your property
·  Applying for Feed-In-Tariff
·  Applying for Green Deal Finance

You may choose to (but are not required to) have an EPC if you:
·  Are thinking about getting PV or another renewable energy source
